    Welcome back everyone to the short-term rental riches podcasts thanks for joining me again today we’re talking about maintenance it’s gonna be part of all of your lives or it already is if you have short terminals already and it never goes away pesky darn little thing but as long as we stay on top of it we can continue to get great reviews which means our occupancies will stay high and we will earn top dollar with our short term rentals so let’s discuss today the top 3 things that I think cause damage or cause maintenance issues with your rentals how to handle I’m an efficient way for making sure you don’t get behind so let’s get in here the top 3 things that cause damage this is not necessarily in order of which one causes more but these all certainly do cause damage and the first one is something that almost every short term gas has enough luggage they pulled into your rental and it always Scott’s walls now if you have stairways it’s probably gonna get scuffed more view of what’s always striving to get scrapped more the corners of your dry wall might break off so you want to consider that when you’re setting up your short term rental or when you’re renovating use a durable paint finish like a satin finish or a semi gloss or something like that they can withstand some of these luggage marks because they don’t look good and a lot of times it’s first thing someone might see when they go in your rental because they’re hauling luggage to the front door so you can clean them off a lot of times they sell a clean like a like a smudge cleaner. Solution that you can put on there we can try those magic erasers so that’ll help you know how to paint the whole wall over again but you’re definitely going to get those and while we’re talking about luggage do you have luggage racks in your properties because those are very necessary or something that someone can put the luggage down on that’s not on your beds because when they first come in if there’s nothing else to put it on a lot of times that’s where they put it and what does luggage bring around especially if someone’s traveling a lot. Bed bugs yep that’s wearable and bugs come from we’re gonna do a whole upset on bed bugs because I think that would be important I’ve had a couple encounters myself so I’ll share that with you in the future give you some tips to get some luggage racks that’ll help with the maintenance and also making sure your linens don’t get dirtier than they need to be if they’re throwing the luggage down on your clean white bed that’s number one luggage causes damage minor damage though not not usually anything big number 2 parties I guess you could say that’s kind of a given we have lots of ways to prevent parties before they even happen for the ones that stick by sometimes things get broken a picture falls off the wall or whatever you know we’ve had broken TV’s I don’t want to scare you but occasionally that happens it’s it’s very very small percentage of time like very very small if you’ve got everything set up right so refer back to that one my asserted on house rules that’s a good start for preventing this parties well sure that episode number in the show notes I’m in this for the long run I’m learning a lot of the way and sharing that with you guys. And I will you know when I come up with new ideas around furniture and stuff I will be sure to share him with him but just as a safe now it cheap furniture does last and if you got 100000 people going to your properties you’re gonna have to change it and all goal behind keeping up on our maintenance is that with that we get good reviews because when one thing starts to go down it seems like it can be a slippery slope with maintenance we’ll get to that in a sack first let’s go back to the third item that causes damage and that is kids mmhm some you might be saying my kids are perfect and I’m sure they are but some are not and depending on the age and depending on who you let in your rentals you might get some crown drawings on the wall you might get him on your furniture you might get stains on a rug or on your carpet that’s just the reality I only have a few properties where we allow children under the age of 12 although sometimes sketch show up with them without telling us first but we can always avoid that but children can do a number on a property and I’m sure you’ve got little ones at home I don’t have my own kids yet but my brother’s got some little ones and I know they get in the stuff you know they can. They can do a number on your property so that’s my top 3 reasons or causes I should say of maintenance or accelerating them the maintenance on your property kids parties luggage all things that we can monitor and prevent depending on your listing if you got a big vacation home do you know that’s awesome for kids then you just wanna make sure you have deposits and that if something is broken you go after him now 2 of these 3 items the kids in the parties it these are things that you know I recommend buying small properties small little studios and if you’re getting small studios that only sleep 2 people you’re not probably gonna be parties you’re probably not gonna have any kids they’re actually Airbnb just issued a new policy do you have to be 25 to book a rental so that’s really that’s gonna help with both of those scenarios and I think part of that was because of Kovin people traveling locally and having more parties we kind of went through a little phase but hopefully that really helps to deter that going forward there is a fourth one that I’m gonna throw in here I don’t allow pets so if you allow pets there’s potential you have damage for that but you can set your properties up really well for that I know you know vacation rentals and people love to travel to our pets so it can set your rental part and make it more unique less listings are available for pets but on the other hand they can cause some damage I know with some my long term rentals when I acquired some properties under different property managers they were. Man there’s been some bad ones so those are for top reasons for damage with your property’s luggage parties kids pets most all my can avoid and how do we handle this maintenance we want to you know if there’s one little thing broken it’s very. It’s very hard sometimes a block the schedule you know when you’re giving up all that money but I found that especially when the circuit more Runnels they need to be blocked for a few days I would say 3 days really to handle everything so you can go and the longer you stay in a rental that’s been actor for year 2 years 3 years longer the more little things you may notice and you want to just take care of him all the same time she can scratch a property off your list and not have to go back to it because of that main and starts to build up and it just becomes a downward cycle bad unit sequel bad reviews and that leads to less business so stay on top of your maintenance so that you get better reviews to make more money and also that you just don’t have a bunch of built up expenses or deferred maintenance where 9 property let’s make these babies look good so hopefully those few tips helped or you can at least go back and reconsider make sure you have the right rules in place to try to deter from as much maintenance
