Gap #1: Guest Notes Never Reach Your Housekeeper

When a guest mentions something in a message during their stay, or leaves a note in private feedback, or flags an issue in a review, that information has to get somewhere useful. Most of the time, it doesn’t.

It lands in your inbox. You read it. You mean to forward it. And two weeks later, the same thing shows up in a public review.

The fix is straightforward: build a system that captures guest messages, private feedback, and review mentions, and surfaces them automatically before the next turnover. Your housekeeper should know what guests said. Every time. Without you being the middleman.

Gap #2: Your Team Can’t See the Reviews

Reviews are the lifeblood of your STR operation. They drive search ranking, booking pace, and the price guests are willing to pay. And yet, at most operations, the person doing the turnovers never sees them.

Your housekeeper is not reviewing your Airbnb dashboard. If a pattern shows up in guest feedback — a recurring cleanliness issue, something that keeps getting missed — the person best positioned to fix it is the last person to find out.

Gap #3: Your Review Score Isn’t in Your Pricing

Dynamic pricing tools are essential. But they have a blind spot: they don’t account for your review rating when setting your rates.

A 4.6-star property and a 4.9-star property in the same market, with similar bedroom counts and amenities, are not equal competitors. They shouldn’t be priced the same. But most pricing tools treat them identically.

Your review performance is a real market signal. Factor it in. Price relative to your actual market standing, not just your location and calendar.

Gap #4: Your Base Price Hasn’t Moved

This is the one that surprises most hosts. Your dynamic pricing tool adjusts your rates daily — up or down, based on events, seasonality, booking pace. That part it does well.

But here’s what it doesn’t do: adjust your base price. That base is the foundation every daily adjustment builds on. If you set it six months ago and haven’t touched it since, every adjustment your tool makes is starting from a potentially outdated number.

Your pricing tool will never tell you your base price is wrong. That’s your job. Review it monthly. Adjust it as your market shifts seasonally and competitively. And when you launch a new property, start with a calibrated base — not a default.

Gap #5: Turnovers Are Confirmed, Not Acknowledged

A missed turnover is the worst thing that can happen as an STR host. A guest arrives to a dirty property. Everything that follows — the emergency clean, the partial refund, the one-star review — was preventable.

And nearly every missed turnover comes down to the same thing: someone sent a notification, and nobody confirmed they got it.

Confirmation is not the same as sending a message. You need an acknowledged response from your housekeeper before every turnover. Build a system that works for how your team actually operates — whether that’s app confirmation, SMS, or voice.

Every one of these gaps is an information flow problem. The data exists — in guest messages, in reviews, in your pricing platform, in your booking calendar. The question is whether it’s reaching the people and systems that need it.

Close these loops and you’ll spend less time reacting to problems and more time running a business that works.
