Who we are

Short Term Rental Riches ("STR Riches", "we", "us") publishes the Short Term Rental Riches podcast and related resources at strriches.com. Our property-management services are delivered by Corzly. If you contact us or request a strategy call, your information is handled by the Corzly team.

Information we collect

Information you give us

• Email address — when you download a free guide, subscribe to the newsletter, or request a topic.
• Name, email, phone number and property details — when you request a strategy call.
• Name, email, phone and any files you upload — when you apply to appear on the show.

Information collected automatically

• Usage data — pages viewed, time on page, referring site, approximate location (country/region), device and browser type.
• Session activity — mouse movement, clicks and scrolling, recorded to help us understand how pages are used. Text you type into form fields is masked and not captured.

Cookies and similar technologies

We use a small number of cookies and similar technologies:

• Strictly necessary — required for the site to work (for example, remembering that you dismissed a message, or keeping you signed in to an internal tool). These are always active.
• Analytics: Google Analytics 4, Microsoft Clarity and HubSpot, used to measure traffic and understand how pages perform. If you request a strategy call, HubSpot connects the pages you visited on this site to your request, so our team can see what you were interested in.
• Advertising: Meta Pixel and Google Ads, used to measure how our ads perform and to show our ads to people who have visited this site. These do not load if you opt out or if your browser sends Global Privacy Control.

If you are visiting from the EU, UK or EEA, we ask for your consent before loading analytics or advertising cookies, and nothing runs until you accept. You can change your choice at any time using the cookie settings link. Elsewhere, analytics load by default; you can opt out of analytics using the browser controls and tools described below, and choosing Decline in cookie settings turns off advertising tools.

How we use your information

• To deliver the guides, resources and emails you request.
• To respond to enquiries and arrange strategy calls.
• To send educational content and occasional offers about our services. Every email includes an unsubscribe link.
• To measure and improve the website, the podcast and our content.

We do not sell your personal information, and we do not share it with third parties for their own marketing.

Who processes data on our behalf

We use trusted service providers to run the site and our communications. Each processes data only as needed to provide their service:

• Google Analytics 4 — website analytics.
• Microsoft Clarity — usage analytics, heatmaps and session replay.
• ActiveCampaign — email delivery and marketing lists.
• HubSpot: customer records for strategy-call requests, and website visit analytics linked to those requests (Corzly's CRM).
• Netlify — website hosting and form submissions.
• Google Drive — hosting of downloadable guides.
• Meta and Google Ads: advertising measurement and showing our ads to past visitors, unless you opt out.
• YouTube and podcast platforms — embedded video and audio. Videos are embedded in privacy-enhanced mode, but these platforms may set their own cookies once you press play.

How long we keep it

We keep contact details for as long as you remain subscribed or a customer, and for a reasonable period afterwards for record-keeping. Analytics data is retained according to each provider's standard retention settings. You can ask us to delete your information at any time.

Your rights

If you are in the EU, UK or EEA

You have the right to access, correct, delete, restrict or object to our use of your personal data, to withdraw consent at any time, and to receive a copy of your data in a portable format. You also have the right to complain to your local data protection authority.

If you are in California

You have the right to know what personal information we collect and how it is used, to request deletion or correction, and to be free from discrimination for exercising those rights. We do not sell personal information for money. We may use advertising tools from Meta and Google that let those companies show our ads to people who have visited this site. Under the CCPA/CPRA, this can count as "sharing" personal information for cross-context behavioral advertising.

You can opt out of this sharing at any time by choosing Decline under Do Not Sell or Share My Personal Information. We also honor the Global Privacy Control signal: if your browser sends it, advertising tools never load. Opting out does not affect your access to the site.

Everyone

You can unsubscribe from any email using the link at the bottom of it, or email us to be removed entirely.

Opting out of analytics

• Google Analytics: install the Google Analytics Opt-out Browser Add-on.
• Microsoft Clarity: see the Microsoft Privacy Statement.
• HubSpot: delete the hubspotutk and __hs cookies in your browser, or see the HubSpot Privacy Policy.
• Most browsers let you block or delete cookies in their settings. Blocking strictly necessary cookies may stop parts of the site working.

Children

This site is intended for adults operating or investing in short-term rentals. We do not knowingly collect information from anyone under 16.

Security and international transfers

We use reputable providers with industry-standard safeguards, though no method of transmission over the internet is completely secure. Our providers are based primarily in the United States, so your information may be transferred and processed there under appropriate safeguards.

Changes to this policy

We may update this policy from time to time. The "last updated" date at the top will always reflect the current version.
